So you have just moved into your new home, or maybe you have lived there for a while.  There is no time like the present to learn how to save money by reducing energy and maintenance costs on your property.

  1. Check insulation and install more if needed.
  2. Lower the temperature on your hot water heater to 120 degrees Fahrenheit.
  3. Put a hot water heater blanket over your hot water heater.
  4. Install ceiling fans in most of your rooms with dual speed capacity and with a reversal switch so that the fan blows down in the summer and upwards in the winter.
  5. Wrap exposed water pipes with insulation.
  6. Install a programmable thermostat.
  7. Hang a clothes rack in your laundry room or outside.
  8. Check all toilets, sinks, under-sink plumbing for leaks and constant running.
  9. Replace filters on your air handling unit.

10.  Make sure all vents are clear of dust and obstructions.

11.  Install CFL and LED light bulbs throughout your home.

12.  Choose energy efficient appliances.

13.  Set up your home with a SmartStrip or two.  These devices allow the on-off status of one electronic device to control whether or not there is power flowing to the other devices.

14.  Air-seal your home with caulking and weather-stripping.

15.  Plant shade trees near your house.

Develop a home maintenance checklist including regular maintenance tasks to keep up to date on everything in your home saving you money over the long haul.
